VALUE PROPOSITION
Reactivation of a stalled transaction through tailored structuring and off-market execution. The acquisition was successfully completed via a customized share deal, designed to unlock a failed market process by purchasing a diversified portfolio that included three additional non-coreo assets.
A back-to-back disposal of the non-core properties was completed alongside the execution of a taylor made financing facility, significantly optimizing capital efficiency and reducing the equity requirement.
The transaction also benefited from the timely capture of favorable market conditions, securing the asset below market value by capitalizing and the limited buyer competition for large-scale transactions.
The resulting business plan is flexible and fundamentals-driven, allowing for both mid-term and long-term investment strategies – each delivering attractive value-added returns while maintaining a Core+ risk profile.
DIVESTMENT STRATEGY
A flexible exit strategy has been designed, including the potential horizontal division of the complex into three separate plots, aimed at enhancing market liquidity by offering smaller, standalone investment opportunities relative to the overall transaction size.
